Why did they leave? Two reasons: insurance and property taxes. Not because houses stopped selling.
Translation: fewer people fighting you for the same deal. The market cooled off enough that today they will actually let you inspect properly, ask for time, and negotiate. Two years ago that did not exist.
And demand for a well-renovated home is still solid. What changed is who competes with you, not who buys from you.

Le sumas de uno y medio a tres puntos de originación. Sobre cuatrocientos mil, eso son entre seis y doce mil al cierre. El plazo es de seis a doce meses, y la aprobación sale en tres a cinco días, no en cuarenta y cinco.
Sí, es más caro que una hipoteca. Pero no lo compares con una hipoteca. Compáralo con no hacer el deal. Y si al final decides quedarte con la propiedad rentando, sales a un DSCR, que califica el inmueble y no tu declaración de impuestos.

Add one and a half to three origination points. On four hundred thousand, that is six to twelve thousand at closing. The term is six to twelve months, and approval comes back in three to five days, not forty-five.
Yes, it is more expensive than a mortgage. But do not compare it to a mortgage. Compare it to not doing the deal. And if you decide to keep the property and rent it, you exit into a DSCR loan, which qualifies the property, not your tax return.

Those assessments run from ten thousand to over two hundred thousand per unit. And insurance, which used to be fifteen percent of the HOA budget, is now forty to sixty.
That is why there are buildings today the bank will not finance. It is not that you do not qualify. It is that the building does not qualify.

Miami's median is twenty-two seventy-seven, down two point six percent. Broward is twenty-five fifteen. Demand here did not let up.
If you own and rent here, you are probably charging under market and you do not even know it. If you rent, that is your warning: twenty-five hundred a month is not protecting you from anything anymore.
And with twelve months of condo inventory and ninety days average on market, right now there is room to negotiate. That was not true two years ago.

Ninety days on market, not one offer, and everybody is telling you to drop the price. It might not be the price.
One: the average days on market today is over ninety. So maybe you are not behind, you are average. And cutting price too early leaves money on the table.
Two: listings with video get four hundred three percent more inquiries. If your house has eight photos and no video, it is not that they do not want it. It is that they are not seeing it.
